Main Board Commercial Director | OTE £200,000 Yr 1 | London

We have been engaged exclusively for a £300 million PA contracting business seeking an experienced Commercial Director. Risk mitigation; Cash flow management; Margin maximisation; Strategic commercial controls; Review and streamlining of a business with 250 staff and a 50 strong Commercial team managed currently through 7 Commercial leaders who would report into you.

Awesome existing Execo inspired by a superstar MD. This is a real opportunity for an existing Commercial Director who has run at least a £100 million cost centre.

Managing Quantity Surveyor | Up to £100,000 basic + travel + bonus | London

Our client is an established fit out and refurbishment contractor based within the City of London, with an annual turnover of over £80m.

Split into three business arms; high end residential, traditional and design and build. They offer a variety of fit out and refurbishment services for clients across commercial, residential and hospitality sectors.

Covering a mix of single and two stage projects, traditional and design and build between £500k to £10m in value.

This client prides themselves on entrenching relationships within the marketplace, as 80% of their work is repeat business.

This particular business unit is the traditional fit out arm, accountable for £30m of the total group turnover.

They have just won the Mixology Award for ‘Contractor of the Year’, as well as being identified in the London Stock Exchange Group’s ’1000 Companies to Inspire Britain’ report.

This is a fantastic opportunity to join a forward thinking, established fit out contractor within the London market .

Day to day duties will include but are not limited to:

  • Management accounts
  • Cash flow reporting
  • Day to day CVR reviews
  • Managing a team of six surveyors

Requirements:

  • You will have managed at least 2-3 surveyors and their CVR’s as well as your own

Preconstruction Manager | Up to £80,000 + Bonus | London

A creative and vibrant individual who will need to be able to get under the skin of a project by breaking down the scope of works and design information in the tender documents to ensure a technically competent bid… But also, to ensure the ethos of the prospective client is conveyed in the proposal. This is crucial to demonstrating that our client understands the client and how well they will work together. PQQ to Bid Submission will be your ultimate responsibility.

It is all about being creative with building solutions – the buildability, the planning and the programme.

You will be responsible for obtaining all the necessary content from the relevant parties (including the construction methodology, the Health and Safety plan, the Logistics plan and the delivery team’s profiles as well as a detailed estimate).

You will need to ensure that all responses are in on time which will include cajoling and bossing and that the end presentation is in line with the client’s specification and is innovative and engaging.

The aim of this key hire is to ensure as the business continues to grow, the teams are more joined up in the bid process internally. Our client needs someone who can take the various elements, help in client presentations and strategy. This would be done through visiting the building and client before any work commences, taking in the various elements, analysing the drawings and looking at how various interfaces work. You will be innovative in saving money, as well as effective with logistics and programme solutions.

You will to be a strong communicator, interfacing with 4-5 different parts of the business, ultimately driving the bid process.

Our client is a principal contractor specialising in offering a high-quality service specifically within the commercial office refurbishment and fit out sectors as well as bespoke residential and high-end retail refurbishment. Despite being established for just 2 years they boasted a profitable turnover in 2015 of £7.5m and are projecting £30-35 m of turnover by the end of 2017.

Project Director | Up to £150,000 + Bonus | London

This is one of the UK’s leading construction companies, with vast preconstruction and construction management in three sectors, including interiors fit out and refurbishment.

Their project values peak at £65m, with the majority more aligned to £250k to £25m. Project durations are normally less than one year. Here’s what they need:

Ideally the right person for this appointment will have proven experience in winning and delivering multiple fit out projects between £8-10m, with a total cost centre of approximately £30m per year.

  • Fit out and refurbishment experience
  • Multiple job runner

The responsibilities will include but are not limited to:

Divisional Commercial Manager | Up to £100k Basic + £8,500 Car Allowance + Healthcare + Pension + Bonus | London

Our client is one of the most diverse and successful global construction organisations with an incredible portfolio of projects across construction, fit out and technical engineering, including data centres, laboratories and landmark workplace schemes.

Turnover last year was over £1.3bn globally, the organisation carried out some of the most challenging and intricate projects in Central London and indeed Western Europe. They are currently in the process of successfully adding a multitude of exciting projects to their pre-existing and established pipeline of work and are now looking at strengthening their management team. Their typical clients will include well-known financial institutions, legal and accountancy practices and well-known banking corporations. They also service the growing creative media blue chip organisations from around the world, as well as solid public sector institutions.

This particular division has the capability and experience to deliver complex fit out and refurbishment schemes, ranging from £2m to £50m, in a very fast paced environment.

Their current portfolio covers a range of contracts from lump sum design and build to traditionally pre-designed contracts with CDP elements. They rarely touch CM form, although, the major projects division has just successfully completed UBS Broadgate, however, a large proportion of the work is of a two-stage nature.

This gives an indication of the divisions appetite for risk, which again is reflected in their margin delivery. Risk mitigation and pricing strategy are functions you will be involved with whilst enjoying the support of their contracts and legal division.

The commercial team itself boasts one of the best staff retention levels in the industry, running at a retention of over 95%. There is strength, depth and lots of talent that you will play an invaluable part in nurturing alongside the Commercial Director.

The Commercial Director and the Business Unit Director are one of the key reasons the team is so solid, the Commercial Director has been with the team for over 12 years; is quietly assured and genuinely supportive, providing a sounding board and strong guiding light for the team, proven by the fact that in the last three years, two of his QS protégés have developed through the team, and now hold No1 positions in other areas of the business.

Duties

  • Reporting directly to the Commercial Director with responsibility for overseeing the project
  • Running and be responsible for more than one scheme
  • Preparing a range of documents such as cash flow reports, KPIs and forecasts as well as producing monthly financial reports to the Leadership structure
  • Conducting other tasks such as managing / pricing variations, tender analysis / negotiation and letting of contract works
  • Delivered savings to the project through identification and challenge of the design
  • Managing and developing Commercial Staff for each project as well as ensuring project is successfully delivered within set timescales and budget
  • Preparing a range of documents such as cash flow reports and forecasts as well as delivering and producing monthly financial reports to the Directors
  • Preparing tender enquiries and tender lists together with scopes of work for the procurement of the subcontract packages
  • Liaising extensively with the client and making applications for payment and managing / pricing variations
  • Managing major sub-contractors ensuring satisfaction of all specifications, deadlines and successful account negotiations.

Requirements

  • Experience delivering complex fit out schemes in excess of £10m.
  • Degree in Quantity Surveying (or other commercially related discipline)
  • Minimum 10 years’ experience with top 10 contractor – preferable
  • Good knowledge of forms of contract
  • Experience in commercial management of sub-contractors, including chairing regular meetings, measurement and control cycle, certificates, accrual calculations and value allocation
  • Able to manage and effectively monitor sub-contractors
  • Have excellent communication – both oral and written, numeric and computer skills
  • Good problem solving skills
  • Ability to lead / work as part of a team and used to working to own initiative
  • Ability to build strong relationships with all management levels
  • Strong management style
  • Highly ambitious and compelled
  • RICS / CIOB qualification.

Able to quickly build strong working relationships with people at all levels.
